Parcel Number: 18-06-32-200-002.000-008 Owners: Samuel Curts Joshua Curts Western Delaware County Indiana Land Auction offering for public sale 59.68+/- Total Acres and 59 +/- Tillable Acres. This public land auction will be held on April 15, 2024 at 6:00 P.M. EST. The auction will be held in the Heartland Hall Building at the Delaware Co. Fairgrounds, 1210 N. Wheeling Avenue, Muncie, IN 47303. This farm offers high quality tillable soils, easy to farm layout, exceptional road frontage. The farm is located on the corner of 700 W and 300 N in Harrison Township, Delaware Co . The farm sells with the farming rights remaining with the tenant for the upcoming 2024 growing season. Buyer will retain all of the 2024 cash rent income.
Process: The property will be offered in one individual tract with a total of 59.68+/- acres and 59 +/- tillable acres. There will be open bidding on the property determined by the Auctioneer. The successful bidder will receive the 2024 cash rent income and the current tenant will retain the farming rights for 2024. Location: Auction to be held at the Heartland Hall Building, Delaware Co. Fairgrounds. 1210 N Wheeling Avenue Muncie, IN 47303 Time: April 15, 2024 6:00 P.M. EST. Earnest Money: 10% of the purchase price non-refundable earnest money will be collected on the day of the auction. Earnest money can be accepted in the form of cashier's check or good personal check. Balance will be due upon closing. Bidding: The Seller reserves the right to accept or reject any and all bids. The successful bidder(s) will be asked to enter into a purchase agreement immediately following the conclusion of the auction. Bidding is not contingent upon buyer inspection or financing. If financing is required, please have financing arranged so that cash can be paid upon closing. Title and Warranty Deed: Seller agrees to furnish a complete abstract of title proving good and clear title of the real estate. Seller agrees to execute and deliver a good and sufficient Warranty Deed. Costs associated with the provision of owner's title insurance and title expense will be at the sole cost of the seller. Closing: The balance of the purchase price is due upon closing which will take place no later than 40 days after the auction date or upon completion of the seller's applicable closing documents. All costs incurred to obtain financing will be paid for by the buyer. Closing costs incurred for an administered closing shall be shared 50/50 between the buyer and seller. Closing of this transaction will be held no later than May 24, 2024 Possession: The current tenant reserves the farming rights for 2024, and new buyer to receive all of the 2024 cash rent income. Real Estate Taxes: The buyer will assume the taxes due and payable in the Fall of 2024 and thereafter. The seller will pay the taxes due and payable in the Spring of 2024. Acreage and Survey: Acreage and dimensions are approximate based on county tax records and the Surety mapping system. A survey is being completed currently at the request of the seller.
